A large share of what sells in Dallas each year is new. Harriet has represented new-build sellers and buyers across the city, from two-bedroom Oak Cliff townhomes to seven-thousand-square-foot custom houses in Preston Hollow.

New construction is a meaningful part of Harriet's practice. Her record includes recently completed houses on Turner Way, Biscayne Boulevard, Hobart Street, Royal Lane, Stigall Drive and Marburg Street, new townhome collections on Spruce Valley Lane and Lucas Drive, and leasing of newly built townhomes in Oak Cliff and West Dallas. That range is useful because the issues are different at each scale.

For buyers

A new house is not simply an existing house in better condition. Specification levels, allowances, upgrade pricing and what the base price actually includes all vary by builder and by development, and they are difficult to compare across two properties without help. Completion dates and inspection rights are equally worth reading closely.

For sellers and builders

A newly completed house competes against other new houses, not against the older stock around it. Positioning it accurately — the specification level it genuinely represents, the buyer it is built for, and the price the closest comparable new build supports — is the work that decides how long it sits.

What she does not claim

Harriet does not offer construction management, development services, architectural services or builder representation as a formal service line. She is a licensed Texas real estate sales agent. Where she represents a newly built property, she does so as the listing or buying agent, in the ordinary way.
