Most of what a Dallas seller or buyer needs is judgement — what a house is actually worth, which of its problems matter, and what a realistic price looks like on one specific block.

That kind of judgement accumulates slowly, and it accumulates from having watched the same streets change over decades. In that time Dallas has moved through several complete cycles, from the early 1990s through a decade of rapid new construction.

Her record spans both ends of the market — new custom houses in Preston Hollow and White Rock Lake, and modest houses and residential leases in South Dallas and Oak Cliff. That breadth means a decision can be discussed on its merits, without needing it to be a large one.

For buyers

A new house is not simply an existing house in better condition. Specification levels, allowances, upgrade pricing and what the base price actually includes all vary by builder and by development, and they are difficult to compare across two properties without help. Completion dates and inspection rights are equally worth reading closely.

For sellers and builders

A newly completed house competes against other new houses, not against the older stock around it. Positioning it accurately — the specification level it genuinely represents, the buyer it is built for, and the price the closest comparable new build supports — is the work that decides how long it sits.

Selling a Dallas house is a positioning problem.

What a house sells for is decided long before it goes live — by the price it carries, the condition it presents in, and how well it is understood by the people who see it in the first ten days.

    Walking the property

    An unhurried inspection of the house, and an honest conversation about what helps it and what does not. This is also where deferred maintenance gets identified, before it becomes a negotiating point.

    Pricing to the block

    Pricing against the closest genuine comparables — recent sales of similar houses on similar streets — rather than against asking prices or neighbourhood averages. The first two weeks carry the most attention, so the opening price is the one that matters.

    Preparation

    Deciding what is worth doing before the house is shown, and what is not. The aim is to remove obvious objections without spending money that the market will not return.

Before you look

Establishing what the budget actually supports — including taxes, insurance and the cost of any work a house will need — and agreeing on which compromises are acceptable. It is worth being specific about this early, because it saves weeks later.

While you look

Reading each property against genuine comparable sales rather than asking prices, and flagging what will matter on resale. Some houses photograph better than they live; some do the reverse.

New construction

A significant share of available Dallas inventory is newly built, and a new house is a different purchase from an existing one. Under contract

Inspections, repair negotiations, appraisal and financing timelines, managed through to closing. This is where most of the risk in a purchase sits.
